Booking conditions and cancellation requirements:

• 200 € per week and per accommodation.

• Cancellation up to 3 month before start of vacation – no charge
• Any cancellations must be communicated in writing (by e-mail). Failure to transfer the deposit will not be automatically considered as a cancellation.
• Cancellation between 3 month to 1 month before start of vacation - 40 % of the agreed total price will be charged
• Cancellation up to 1 week before start of vacation - 70 % of the agreed total price will be charged
• Cancellation in the last week before start of vacation or early departure - 90% of the agreed total price will be charged
• We are not responsible for any illness, accident, weather conditions or any other adverse conditions affecting the customer's inability to stay as booked
• The General Conditions of Contract as per article 1341 of the ZGB (Civil Code), which are valid for agreements/contracts between the Pension & Residence Obkircher and the guests and/or person making the booking, shall apply.
• You are highly recommended to take out holiday insurance when booking your holiday.

• Children up to 12 yrs staying in the same room as their parents enjoy a 30 - 50% reduction.
• For each non-registered person in the apartment an extra charge of 10 € per day will be made.
• Single room supplement double room as single room (price on request)
• All our rooms and apartments are non-smoking
• Check in and check out:
  
  • check in possible from Monday to Saturday (check in on Sunday not possible!)
  • On request there is possible also the check in on Sunday or by night in use with a KeyBox
  • check out possible every day, also on Sunday
  • You can check into our rooms and holiday flats from 14.00 onwards.
  • On request and availability the check in is also possible already in the morning with an extra charge of 10 € for each adult
  • Please vacate your rooms by 9.30 on the day of your departure, otherwise an extra charge will be made.
• Payment by cash until 4.999,99 € or by bank transfer in advance, cash card (Maestro), credit card
• Short stays: Our holiday apartments are available from a minimum of 3 days. A flat-rate final cleaning surcharge (on request) is charged for stays of up to 3 days.
For a short stay in our double rooms till 3 days is charged 10 % on the regular price.
• Dogs are welcome by prior arrangement. For dogs we charge an additional. flat-rate final cleaning fee from 35 € per dog(s) and stay. Please specify the dog breed and size in the request More information...

• Walking to the village, where there are various restaurants, pizzerias and bars, takes about 5-10 minutes.

Local tax starting from 1 January 2014

Beginning on 1 January 2014, a local tax was introduced in South Tyrol/Südtirol. The revenue from this local tax will be used for the expansion and maintenance of infrastructure and services, as well as for the organization of cultural and sports events.
The local tax will be levied at all lodging establishments, on a per-guest and per-overnight-stay basis. The amount is contingent upon the category of the establishment. Children and adolescents under 14 years of age are exempt from levy.
The local tax is payable upon departure and is listed separately on the invoice.

• In 2024, the local tax will total 3 € for each guest (14 years of age and over) per overnight stay.
