Booking conditions and cancellation requirements:

Reservations are considered as such once we have received written confirmation and after the receipt of 100 € per week and per accommodation.

Cancellation up to 60 days before start of vacation - no charge
Cancellation between 59 to 21 days days before start of vacation - 50 % of the agreed total price will be charged
Cancellation 20 or fewer before start of vacation or early departure - 70% of the agreed total price will be charged
We are not responsible for any illness, accident, weather conditions or any other adverse conditions affecting the customer's inability to stay as booked
The General Conditions of Contract as per article 1341 of the ZGB (Civil Code), which are valid for agreements/contracts between the Pension & Residence Obkircher and the guests and/or person making the booking, shall apply.
You are highly recommended to take out holiday insurance when booking your holiday.

Children up to 12 yrs staying in the same room as their parents enjoy a 30 - 50% reduction.
For each non-registered person in the apartment an extra charge of 10 € per day will be made.
Single room supplement double room as single room (price on request)
Check in and check out: You can check into our rooms and holiday flats from 11.30 onwards. Please vacate your rooms by 9.00 on the day of your departure, otherwise an extra charge will be made. If you are planning to arrive later than 19.00, please phone beforehand.
Payment: by cash or by bank transfer in advance
Short stays: Our holiday apartments are available from a minimum of 3 days. A final cleaning fee of 10 € - 25 € is charged.
For a short stay in our double rooms till 3 days is charged 10 % on the regular price.
Dogs are welcome by prior arrangement. Please note, however, that they are not allowed in the breakfast room or in the spa area. Please bring his own basket or rug and keep dogs on leash. A cleaning fee of 10 € is charged for this service.
Walking to the village, where there are various restaurants, pizzerias and bars, takes about 5 -10 minutes.
